Purva Orient Grand Now at ₹9 Crore Onwards: What It Says About Remaining Inventory
As of September 2026, Puravankara's published position on Purva Orient Grand is "₹9 crore onwards". The project launched in January 2022 with a 3 BHK entry point of ₹6.00 crore, so a ₹9 crore starting figure says a great deal about inventory. It indicates that the larger and higher-floor residences are what remain.
For a buyer, that changes the question. It is no longer "what does a home here cost?" but "which homes are left, and does one of them suit me?" This update sets out the launch figures for reference, explains why supply at this address was always going to be thin, and shows what a purchase at this level costs once statutory charges are added.

Launch figures for reference only. Balcony areas run from 45 to 290 sq ft depending on grade and position. Prices exclude GST, stamp duty, registration and other charges, and are subject to revision by the developer.
The launch working rate was approximately ₹27,900 to ₹30,100 per sq ft on super built-up area. That places the project at the top of Central Bengaluru's premium band and just below its ultra-premium core. For context, Lavelle Road and UB City transact at roughly ₹35,000 to ₹55,000 per sq ft, and Richmond Town and Sadashivanagar at ₹20,000 to ₹28,000.
Reading "₹9 crore onwards" against the launch table
At launch, only one grade sat entirely above ₹9 crore: the 4 BHK Grandeur corner residence, at ₹9.93 to ₹10.78 crore. The 3 BHK Super Premium opened at ₹6.00 crore, the 4 BHK Elegance at ₹7.50 crore and the 4 BHK Luxury corner residence at ₹8.43 crore. A published starting point of ₹9 crore therefore indicates that the developer's remaining stock is weighted towards the larger residences and towards higher floors, where floor-rise premiums apply.
Two caveats. First, launch prices are not today's prices: the developer can revise its rate card, and floor-rise, corner and view premiums vary from unit to unit. Second, a starting price does not tell you which specific homes are open. The only reliable answer is a live availability sheet, and we will share one on request.
Why inventory here is so thin
Supply at Purva Orient Grand was never going to be deep. The whole project is 97 homes in one tower on 1.15 acres, and the brochure's floor-by-floor plans show how they are split:

- Floor 24 holds just two residences, 2402 (Luxury, 3,213.58 sq ft) and 2404 (Grandeur, 3,360.50 sq ft), the largest super built-up areas in their grades, sharing the level with The Rose & Cypress club
There is no next phase, no second tower and no adjoining launch. Central Bengaluru does not produce new residential land; what comes to market arrives one redeveloped parcel at a time. This project's own RERA filing makes the point. Land accounts for about ₹119.4 crore of an approximately ₹228 crore total project cost, or fifty-two per cent. On a suburban project that ratio is typically twenty to thirty per cent.
One more number deserves an honest mention. Carpet-to-super-built-up efficiency here runs at approximately sixty to sixty-seven per cent. That is on the lower side, and it follows directly from two choices: no residence shares a common wall with another, and a two-level rooftop club with an infinity pool is spread across only 97 homes. Compare carpet areas, not just super built-up, when you set this project against others in the CBD.
What the purchase really costs
Additional charges, as applicable in Karnataka
- GST at 5% on the under-construction consideration
- Stamp duty at approximately 5% to 6% of agreement value, plus cess
- Registration charges at 1%
- Floor-rise, corner and view premiums where applicable
- Khata, BWSSB, BESCOM, infrastructure and corpus charges per the agreement
- Clubhouse membership and maintenance advance
As an illustration, on a ₹9 crore consideration, GST at 5% comes to ₹45 lakh, stamp duty at 5% to 6% to roughly ₹45 lakh to ₹54 lakh before cess, and registration at 1% to ₹9 lakh. That is about ₹99 lakh to ₹1.08 crore in statutory costs before premiums, deposits and the other charges above. Your agreement to sell and the prevailing statutory rates govern the actual figures.
